Looking only at single family homes in Eagle Ranch:? there are currently 42 active listings on the market;? with 16 under contract.? Within the past 6 months, there have been 13 sales.? (This is?a very?active market relative to the rest of the Vail Valley!)?
Some interesting statistics:?
-Of the 13 sales; ?5 of them were bank owned or short sales; and 5 of them sold for less than the sellers paid originally.? (so about 77% of the transactions?can be termed?EXCELLENT buys, at?least w/ regard to pricing?)
-Of the 16 under contract:?9 of them are bank owned or short sales; and 5 are listed for less than the sellers origianlly paid for the homes.?? ( so almost 88% can be termed EXCELLENT buys)
-Of the 42 active listings: 8 are advertised as bank owned or short sales with 7 listed for less than the owner's original purchase prices.? (so a little more than 33% are priced at significant values)? Many of these listings are still overpriced relative to what the market is doing.? If you want to sell your home, you must be realistic about what buyers are looking for, and right now the determining factor is PRICE!
Sellers' misfortunes are translating to good deals for buyers.? This is how market cycles work, and while we do feel bad for the sellers, it is good that our Eagle County real estate market is showing resiliency with a strong number of transactions!
