Vail Real Estate, Eagle-Vail Is Undervalued

Let’s get clear from the start, Eagle-Vail is the community located between Vail and Beaver Creek, not to be confused with the Vail-Eagle Airport.  The original name for the airport was Eagle County Airport which worked quite well for many years.  Then some local geniuses decided the Eagle County Airport name just didn’t befit the “world class resorts” of Vail and Beaver Creek, so said geniuses after much deliberation came up with the politically correct name of Vail-Eagle Airport with no thought what so ever as to the confusion that would follow from the visitors to the Valley.  

Not a week goes by that I don’t have to explain to a visitor that Vail-Eagle is not the great community of Eaglel-Vail.  Enough said.

As I wrote earlier, Eagle-Vail is located between Vail and Beaver Creek.  As we all know real estate in downtown Vail is pricey and as you move away from downtown towards West Vail the values diminish markedly.  For instance the average sale price for an attached single family home aka duplex in West Vail for the second half of 2009 averaged $1,326,000.

Just around the corner heading west on I-70 the average sale price for a duplex for the same time period was $642,500, just about 1/2 the price. That place is Eagle-Vail.  Moving further west your run into Beaver Creek where the price escalates substantially once again.

Unless one is deaf or absolutely has to have a Vail address, I have no other idea why anyone would buy in West Vail.  The highway traffic noise is deafening, virturally every home sits on a verticle lot and there are no recreational ammenities.

Eagle-Vail homeowners recently passed a small tax increase from which the funds will be used to build a new swim facility, enhance the tennis facilities, allocate funds for deferred maintenance on the golf course, make improvements to the pavillion, make improvements to the the 7 pocket parks and update the entry signage.  People who own homes in Eagle-Vail have access to all of the above plus a nine hole par 3, hiking trails and cross county skiing all for half of what it costs to own back towards the east in West Vail.  

 

Appairsers will use Homestead and Wildridge when looking for comparables for Eagle-Vail homes.  Homestead is West of Eagle Vail approximately 7 miles and Wildridge is on the hillside on the north side of Avon.

Homestead duplexes sold in the second half of 2009 averaged 7% more than Eagle-Vail while Wildridge averaged 64% more.  Historically Eagle-Vail has sold 10% higher than either Homestead and Wildridge due primarily to the ammenties Eagle-Vail offers. 

If you are looking for a real estate deal in the Vail Valley, look in the most undervalued neighborhood, Eagle-Vail.
