East Vail Entry Level Properties

September 16th, 2008 Doug Schwartz Posted in East Vail No Comments »

East Vail ( a favorite of mine) is one of the only communities here in the Vail Valley that still feels like a ski town.  Mountains and trees dominate the views, with only very limited commercial development.  (the liquor store complex by Pitkin Creek and the Bighorn Bistro at the Vail Racquet Club)  Ski bums still live side by side with millionaire vacationers.

There are currently 15 properties in East Vail listed on the MLS under $500K. (properties we would consider entry level for this market)  Many of these (9) are located in the Vail Racquet Club, a recently renovated athletic club with many tennis courts and amenities.  Starting at $319K, these units represent one fo the few opportunities to enter the East Vail market under $400K.  Pitkin Creek Park is another condo complex that has a few (4) entry units available, with one under $300K  (ha; $299,999).  Both of these complexes rent well, have pools, and feel like you’re in the mountains.

Please call me anytime with real estate questions you may have.  Click on the following links to learn more about why I like East Vail so much, or to view any of these great entry level properties in East Vail.

Single Family Home in the Trees in Vail

Hillside Rustic Single Family Home in East Vail

This Post and Beam Cedar home was engineered and built to capture the most amazaing views of the Gore Range.  It backs to the White River National Forest, so you can hike and snowshoe right out your back door.

To many it is, “The Nest,” where birds you have never seen in Vail will visit and entertain you for hours.  Quiet, serene, and private, once you navigate the stairs.  There is a lift for groceries and comes with an elevator, yet to be installed.

The home has a wood stove, gas heat, newer roof and appliances.  There is a full apartment with kitchen for guests or to rent.  The best use of the property would be to add a second home to the .62 acre lot.  The property is zoned for two homes, or build two homes.   The Town of Vail will allow a total of 8,000 square feet of structure on the lot.

The home is just steps to the free Town of Vail bus, world class skiing, bike trails, gold medal trout streams, tennis and playground.  If you want a home on a street where homes are selling for over 2 Million, give some thought to developing this property.  You will enjoy the quiet peaceful feeling of the mountains from the deck!  Price: $1,595,000

Getting to Know the Vail Valley: East Vail

April 2nd, 2008 admin Posted in East Vail, Vail No Comments »

Nestled against the Gore Range at the bottom of Vail Pass

East Vail is the eastern most point of our Vail Valley and the first town you see coming down Vail Pass, just as you catch those breathtaking views of the Vail Valley that make you feel like you’re driving into heaven.

East Vail sits against the Gore Range in a true alpine setting.  Solely a residential neighborhood, it is popular with long time locals, second homeowners and investors taking advantage of the ideal rental location.  An hour and a half from Denver, Vail’s eastern most point is popular with front range skiers.

While skiing the East Vail chutes is for experts only, there are plenty of snowshoe trails amongst blanketed mature trees.  In the summer there are waterfall hikes, backcountry hikes into the Gore Range, road biking up the old Vail Pass road to Summit County, a paved path from East Vail to Minturn and boundless beauty that all make East Vail a favorite for any outdoor enthusiasts.  Nestled in the mountains, the days are a bit shorter and the winters last a bit longer; as they say here “when you live in East Vail, you live in the mountains”.

Along with its breathtaking and peaceful beauty, one of East Vail’s best features is it’s location on the Town of Vail bus route.  From most anywhere in you can walk less than 5 minutes to catch the free bus into town.

Mountain Retreat with Privacy, Location and Views in Vail

$1,295,000

In Vail it is all about Location, Views, Sun, Privacy and Value

This combination does not come around too often in Vail.  When prices in the Town of Vail are inching up to over $2,500 a square foot, this townhome for a little over $500 a square foot looks like a bargain.  While it is not in the Village, it is still located within the Vail Town limits.  This Courtside 3 Bedroom, 3 Bath 2,500 Square Foot Townhome in East Vail has a loft and a single car garage.  It sits on the best site in the Courtside complex offering views of an open meadow filled with wildflowers and views of the White River National Forest Spruce and Aspen trees.  You can walk out your door to beautiful hiking trails that will take you to several of East Vail’s waterefalls.  Located near the free bus to Vail, the Vail Racquet Club and Spa, bike and snow shoe trails, and a Gold Medal Trout stream.

East Vail: A Mountain Paradise!

November 7th, 2007 Doug Schwartz Posted in East Vail No Comments »

Why East Vail Remains At The Top of The Vail Valley (not just geographically)

Of all the places I’ve called home, East Vail is the one place that I really miss.  For the alpine enthusiast, East Vail has it all: great hiking, backcountry skiing, ice climbing, mountain biking, fly fishing, kayaking, abundant wildlife, and very little commercial development.

As the gateway to the Vail Valley for most of our car driving visitors, East Vail speaks to an earlier time when skiing was about skiing, not about a “resort”.  A-frames and mountain chalets dot the eastern reaches, as massive pine trees and snow banks provide a true alpine environment.

Take the time to ride your bike along the winding streets, and along Gore Creek on the way to Vail Pass.  Discover one or all of the high altitude lakes that lie at the base of the Gore Range.  Sit in a meadow of wildflowers while your only companion is the wind and the sunshine, and the birds and the deer.  You get the picture.

As development in Vail continues at break-neck pace, East Vail remains a residential community with a great mix of locals and tourists.  Of new trophy homes and ski bum pads.  Of mountain views and trout fishing.  Of huge winters and peaceful summers.

Ah yes, I do miss East Vail!  (Thank goodness I can visit anytime.)

Booth Creek Townhomes Get Renovated

May 5th, 2005 Doug Schwartz Posted in East Vail No Comments »

A new look for a great East Vail neighborhood

As Vail Mountain closed for another great year, Booth Creek Townhomes started undergoing a major renovation.  This fantastic cluster of 35 townhouses is located just one mile west of the East Vail I-70 exit.  Situated to the north of I-70, and just west of Booth Creek, these 3 bedroom units bask in the morning and afternoon sun.  With breathtaking views of the Gore Range, the Vail Golf Course, and Vail Mountain, the homeowners decided it was time for a little updating of the aging exteriors.

As with many older projects in Vail, including the Vail Racquet Club, time had exerted itself and the elements had taken their toll.  It was time for a major “sprucing up”, almost a complete overhaul to the exteriors of the buildings.  New fire retardant materials are being utilized as each unit gets new siding, new decks, new metal caps on the chimneys and entryways, new stucco on the chimneys, and more rock-work will be added as well.  (The project is slated to finish in early July.)  Property values have jumped in East Vail as of late, and remodels like this one only add to the property’s worth.

Gems like the Booth Creek Townhomes are few and far between, especially with only a 6 minute free bus ride,(3 miles), to Vail Village.  These wonderful vacation homes and local residences provide the perfect Rocky Mountain ski home.  Although none are curently listed on the real estate market, look to your right as you head west on your way to Vail Mountain, and you’ll be sure to see them.  To view all properties in the Vail Board of Realtors MLS system, click on  www.vailpropetysearch.com
