October 6 is coming up fast, that is the last day to register to vote.

To register, complete a Colorado voter registration application which can be found at elections.colorado.gov  . Applications must be signed and hand delivered, faxed or mailed to:

The November Ballot is very long, a mail in ballot will give voters more time to examine the isssues and their choices. Take advantage of this easy way to make a difference.

Super Season!

Maybe the best month of the year has arrived in the Vail Valley.  September brings sun, blue sky, cool nights but warm days for visitors to enjoy the outdoors.   Althought golf courses open a little later in the morning, usually around 9 am, there are fewer visitors so plenty of tee times are available.  Fourteen courses in the area from Vail on the east to Gypsum on the west, take turns arifying their greens so play is plenty.  Hotel rates are very reasonable with many hotel/golf packages.  Tempertures will be fairly consistance with highs in the 67-73 range while night time drops to the mid 30’s.  What a great time to visit the Vail Beaver Creek area with little traffic and fine dining everywhere.  Come on up!  For any information on local attractions or maybe look at some real estate email Steve@gatewayland.com  or call Steve Morris at 970-926-6777.

Real Estate Sales UP in July

Sales of real estate in Eagle County, home of Vail and Beaver Creek ski areas, was up this July to $243 million dollars.  High end sales, over $2 million, continue to keep pushing the numbers higher with 70% of the dollars coming from this catagory.  Major closing in Lionshead pushed up the numbers with one sale being over $15 million.  Transactions are still lower than past years as mortgage funding is hard to come.  With many high end sales (in dollars) the average transaction price moved to over $1.5 million.

2008 Vail Real Estate Market Update

Vail Real Estate Stats for 2008

With summer in full bloom and 2008 half over, many second home owners and locals are wondering about what’s happening with the real estate market in Vail, Colorado?  Summarizing the sales of homes and looking at what’s on the market will provide answers to this question.

So far, in the first half of the year only eleven homes have sold in Vail proper. Two of the homes sold in January, three in February, two in March, one in April, one in May and two in June. For sellers, those numbers represent a stagnant market. Five of the homes sold for over $3,800,000 and all the way up to $10,500,000. Four homes were sold under the million dollar mark.

For buyers, the market seems wide open. There are eighty-five homes on the market in Vail Village ranging in price from $725,000 all the way up to a staggering $19,200,000. Forty-three homes are on the market priced at $4,250,000 and above. Of those forty-three high priced homes, thirty-seven are brand new in 2008.

Vail Valley Music

Bravo is a true legacy for the Vail Valley

We are all so blessed to live in this wonderful valley with all the activities available - sporting, music, and intellectual. Each year the month of July is filled with the magnificent sounds of the Bravo Vail Valley Music Festival at the Gerald R. Ford Amphitheater, and this year is no different. Before the July 4th weekend the Rochester Philharmonic Symphony comes to town and starts the series off with both pops concerts and symhonies from Mozart to Shastakovich. Then they cap off their visit with one of the most popular performances in the Valley on the Fourth playing a Patriotic concert that is packed for Standing Room only even on the grass.

RPO is then followed immediately by the Philadelphia Orchestra conducted by Miguel Harth-Bedoya, who amazingly conducts every concert totally without any music scores in front of him. His command of his orchestra is just phenomenal, picking up not only the different sets of strings - violins, cellos, violas and bass, but also the percussion section is huge and the brass and reed sections are perfect as well.

After Philadelphia leaves the National Repertory  Orchestra comes to town with complimentary  performances in July 17 with Carl Topilow directing. The free family concert will feature Vivaldi, Tchaikovsky, and Verdi. The climax of the Bravo summer is capped off with the New York Philharmonic Symphony conducted by Alan Gilbert arriving the day after on July 19.

Nowhere in the Rocky Mountains is there ever a month to remember more than the Bravo Music Festival in July. It should be added that immediately following Bravo is the International Festival of Dance presented by the Vail Valley Foundation. I will write more about this fantastic performance later.
