April real estate sales are highest of year so far. According to the Vail Daily (Wednesday, June 6, 2012) the month of April had the highest number of units sold and the largest volume sold. This continues an upward trend in real estate sales in the Vail Valley. Bank owned properties account for a 25 of the 135 units sold. Real estate sales in the world class ski resort of Beaver Creek, Colorado increase in 2012 over the same time period from 2011. From January 1, thru May 28, 2012, Beaver Creek saw 33 transactions close with an average price per square foot at $705.42. Compare that with the same time period of 2011 where there were only 29 real estate sales with an average price per square foot of $658.52 and you see a slight increase in real estate value and number of sales. Currently, there are 112 units on the market in Beaver Creek with a price range from as low as $395,000 to $1,095,000. Red Sky Ranch Golf Club located twenty minutes west of Vail, Coloardo is set for a great summer of golf and real estate deals. According to Land Tilte Guarantee Company the Real Estate Salesfor 2012 have started out strong with $100 million in total dollar volume, the highest January volume since the month of January 2008.
In January, there were 90 transactions creating the average sales price of $1.2 million. There were 6 residential transactions which sold for over $4.5 million each. Vail Village had the highest selling priced home of over $13 million and a Bachelor Gulch home was the second highest price of over $11 million.
The high end market is showing strength but the down valley market is also strong. Gypsum had 21 transactions in January with the average selling price of $230,818.
Properties selling for under $500,000 accounted for 50% of the sales in residential transactions and 10% of the total volume. Four transactions over $5 million each accounted for 42% of the dollar volume.
