As the Vail Valley land continues to be bought up, the westerly end of the valley becomes more attractive for those seeking housing below the half million dollar price. The Cotton Ranch Club has been considered to be on the outskirts, but no more. The entire town of Gypsum is exploding with new growth, and the opening of the new Costco has signaled to everyone in town that this area is becoming a new center of activity. As a result, Cotton Ranch homes are now as much in demand as homes in Edwards were five years ago. The price appreciation in Homstead and Singletree is now affecting homes in Gypsum and Eagle. A duplex and/or single family in Cotton Ranch is now hard to find under $500,000.00. Now is the time to look for new construction in that area, as new families and retirees snap up the existing inventory.

For the past 3 months, Gypsum has generated the most numbers of ’sold’ properties in the entire valley.Gateway Land is now offering properties at Cotton Ranch that can no longer be considered affordable, but are now termed ‘obtainable’.
