Eagle County has 14,000 plus Unbuilt Homesites

County officials indicate there are thousands of approved undeveloped homesites.

Today’s Vail Daily ran an article indicating that there are some 14,721 unbuilt home sites in Eagle County.  I personally have be searching for such lots for developers over the past several months with not much luck.  If there are in fact almost 15,000 unbuilt lots, I sure would like to know just where they are.  Personally, I think the number was arrived at through creative accounting and a little clever word smithing as in "if it was platted, we assigned development potential to it."  Getting the "development potential" to equal the number of platted lots is a stretch at best especially if one is seeking approval through the County.

As I studied the information, I found it interesting the County has decided that if the ranching communities subdivided their land, they would add 4,000 home sites to the mix without County imput.  In my opinion, it is highly unlikely Eagle County would allow the ranchers to subdivide their land without serious imput (aka restrictions) imposed by the officials.  I also noted the County has assigned 484 unbuilt home sites on Cottonwood Pass, a road that is closed during the winter months not to mention being made up of large parcels, aka ranch land.  Another number that is baffeling to me is the 574 unbuilt homes on the Colorado River Road.  Last time I checked, ranches are found along the road.  Wouldn’t the 574 number be part of the 4,000 units derived from the subdivision of county ranch land?  The information showed 884 unbuilt homes up Highway 131, ranching country once again.

From my point of view, funny numbers designed to justify the "no new growth" direction taken by our County Commissioners.
