Eagle County Sales Approach $2 Billion!
2006 Year to date sales totals indicate a potental to break the 2005 record!
This year is looking to set a new standard for the Eagle County and the Vail Valley!
Year to date, the total dollar volume is just shy of $2 billion at $1,977,922,900. This total is 1% ahead of the record breaking year of 2005. September was the second largest month this year in total dollar volume with $259,621,200. There were 278 transactions for an average sales price of $933,889; the highest sales average in a given month since December 2004 when we Eagle County was looking at an average price of $952,539.
Contributing to September’s high average price were 5 transactions of over $5 million with the highest sale a home in Beaver Creek’s exclusive Strawberry Park closing at $7.5 million. In the last 2 months there have been a total of 10 transactions with sales prices of $5 million+, and year-to-date totals of 27 transactions with sales prices of $5 million+. This compares with the 2005 year-end total of 23 transactions of sales of $5 million+.
Down valley is the main contributor to the high dollar volume year-to-date; the area of Eagle had the highest sales volume at $194,994,600, ahead of Bachelor Gulch with the second highest sales volume at $165,046,200; followed by Beaver Creek, Gypsum, Vail Village, and Arrowhead.
September Highlights:
- For the second month in a row Gypsum accounted for the most transactions.
- Gypsum combined with Eagle accounted for nearly 35% of all Eagle County transactions.
- Vail Golf Course had the highest sales average at $3,725,000 over 2 transactions.
- The average price for a single family home in September rose to $1,113,231.
