| | July 01, 2008 | | Eagle County transactions and sales volume running behind last years record breaking year! | Eagle County real estate continues to run behind last years record numbers with May being the second slowest month since 1996. There were 107 tranactions for the month, which translates to $158,543,900 in dollar volume, according to Land Title Guarantee Company. Keeping the sales volume boosted were the closings of 13 units at Lionhead's Arrabelle at Vail Square and 3 properties selling for more than $10 million. The highest selling single residential property was in Bachelor Gulch, which sold for $11,875,000. Due to the continuing sales of high end properties, our average sales price has increased to $1,417,166 or 32% higher than last year. Currently there are 1,607 listings on the market, 51% are priced over $1 million and 10% are priced under $400,000. | | June 19, 2008 | | Sale of 21 day interests slated for early 2009. | Ritz-Carlton Club announced on Monday June 16th that it will build a new club in Vail Colorado. The Ritz will be building 45 fractional club residences along with whole ownership residences. Club residences will go on sale in early 2009 and will offer deeded 21 day interests. The residences will offer two, three and four bedrooms ranging in size from 1,300 to 2,874 sq ft. The building will be located near the proposed new gondola in the Lionshead area of Vail. | |

| | June 11, 2008 | | Edwards, Colorado | At first sight, Edwards, High in the mountains of central Colorado, comes across as a jigsaw puzzle whose pieces don't quite fit. Its cluster of playing fields, uniformly spaced town homes that parallel intersate 70 and a downtown made up of a handful of commercial spaces built in the last 15 years or so make Edwards feel more like a planned suburb than a thriving resort community. | | June 02, 2008 | | Minturn, Colorado lot prices continue to rise as Bobby Ginn's promises $160 Million to Minturn | As Bobby Ginn celebrates his victory in gaining the approval of Minturn voters to annex his new ski resort into the Town of Minturn, locals celebrate too. Bobby Ginn's promise to provide money for bike trails, school, library, community center and other ammenities to the Town of Minturn has caused the value of Minturn resident's property to jump in price to almost unheard of values per square foot. City lots, 25 feet wide, are over $500,000 and the lots on the outskirts of town, if they can be found, have similar value if they have views of the river, Lionshead, or the national forest. 
Currently there are a few commercial lots along the river as you enter the Town of Minturn, going for about $950,000 to $1,739,000. There are a few small residential lots with scraper homes on them, average size is about 5,000 square feet, or .12 acres for $450,000 on the outskirts of town, but within walking distance to restaurants. Often you can build a duplex on a very small lot and maximize an investment. There are a few hidden gems around, however, sellers realize now that it is like cash in the bank. 
If you are up to the challenge to remodel a 1838 centruy home with mixed use zoning, near the center of town, you can purchase this home on .13 acres for $745,000, or just start over with a new structure as the town grows.
