Homestead Transfer Assessment

Long term needs require planning now!

Homestead Homeowners Association has recently sent out a Consent Form to all owners in the development to solicit their approval of a 1% Transfer Assessment for the purpose of building up a reserve for future long term expenditures. The background for this move dates back to the creation of a Long Term Planning Committee three years ago to look into the future needs of Homestead in order to preserve the value of the entire complex. Questionaires were sent out to every homeowner on several occasions to get their input on what future expenditures might be considered important to perserving Homstead's needs. The first expenditure of completing the sidewalk system has already been done with existing funds from the Reserve Account. Other future needs include an outdoor pool, more tennis courts, the purchase of surrounding land parcels and quite a few more ideas that will enhance the value of Homestead properties.

So, guess who is now objecting to the proposed assessment? All the real estate brokers who live there. They complain that that no 'comprehensive presentation' has been made, in spite of the fact that numerous notices were sent out over the past two years discussing the needs of the Association as well as the several options to finance those needs. Isn't it always funny how the people who never attend the informational meetings always end up being the loudest objectors because they did not have any interest in the initiation of the studies? The people who always wait until the horse is out of the barn before closing the door? When future problems arise where do the objectors think the funds will come from? The owners in Homestead elect the Board to oversee its best interests, so why would they stick themselves with an assessment unless they thought it was for the good of everyone?

The West End and Edwards Appeal To The School Board

Teachers Want To Live Upvalley

Edwards continues to be one of the more sought after neighborhoods to live in for working professionals.  And as the Vail Valley feels the housing crunch (or the limited amount of affordable housing), The West End provides a great opportunity for entry level housing in an upvalley location.

The Eagle County School Board agrees and is under contract to purchase several Work Force Housing units for its employees.  Work Force units are deed restricted; requiring that the property be one's primary residence, that one lives and works in Eagle County, that the units are appreciation capped, and that owners do not own other property.  Both individuals and businesses are able to purchase these condos today, as there are several still available.
