Two new Condotels Under Construction in Avon Colorado
Loacated near the entrance to Beaver Creek two new condotels are under construction
Two new condotel projects underway at the base of Beaver Creek Mountain, which one to buy? One project, named The Westin Riverfront Resort and Spa, is located on the north side of the Eagle River from Beaver Creek Resort. The other condotel is named the The Gates Residences and is located just east of the entrance to Beaver Creek Resort.
The Westin’s main feature is a gondola that will take you from the hotel to "The Landing" which is across the river and on the lower portion of the Beaver Creek Resort. From there skiers will board a high speed lift which will take them into Bachelor Gulch where skiers can then access Beaver Creek ski runs, Bachelor Gulch ski runs, and or Arrowhead ski runs. The gondola sounds pretty nifty, but taking a shuttle to the base of Beaver Creek is probably much quicker way to get on the slopes.
The Westin offers 122 fully furnished studio suites, and approx 88 one, two, and three bedroom fully furnished residences. The Gates offers 49 two, three and four bedroom luxury residences, unfurnished. The Westin is the beginning of a master planned village known as Riverfront Village. The Gates is a project all by itself.
River Front Village is projected to have in addition to the Westin, vacation ownership on both sides of the Hotel as well as approx 100 whole ownership condos and townhomes. The Village will also offer a river front park, bike path, shops, restaurants and access to the Town of Avon’s planned pedetrian shopping area. The Gates is a stand alone project with access to the above amenities.
The Westin will be a full service hotel including a reception desk and bellmen. The Gates will not be a full service hotel but will offere concierge services. One item of note, the Gates owners will have long term storage lockers where as the Westin will not.
So, which project should I buy into? Depends. Are you looking for lots of action and interaction with other guests and the public, or are you looking for something more private. If it is the first then the Westin is for you, if the second the Gates is for you. As far as pricing goes, it is in my opion, a toss up. The Gates is a little less on a price per sq ft basis, but your unit comes unfurnished and you have a few less amenities. As far as Owner Association dues goes, the Westin will be more expensive due to the additional amenities offered. Both projects are a couple of years out. Historically buyers who contract for property in the Vail Valley a couple of years out have been very happy with the increased value of the property while under construction. Either way, I think which ever project you buy into will be a good buy.
