Real Estate Sales in 2007 off to record breaking start

February Sales Data highest of any February on record

This February produced the highest total dollar volume, $253,057,700, of any February on record. It came in at 169% over February of last year. February also had 273 transactions, 87 more than 2006.

Year-to-date 2007 is 48% over last years total dollar volume and 22% over last year’s transactions. Just two months into 2007, January and February have produced a total of over $426 million in sales volume and approximately 450 transactions.

High-end sales again contributed to the high average transaction price of $926,951. The highest sale for a single transaction in February was in Bachelor Gulch, a home selling for $14,200,000. Vail also boasted a

property selling for $13,250,000. The average sales volume for vacant lots was elevated by a vacant lot sale in Bachelor Gulch for $5.9 million.

The area of Eagle captured almost 40% of the market in February with 104 transactions. However, 64 of those 104 transactions were sales from the Eagle County Airport Garage facility. The garages sold for an average price of $55,453 affecting the average sales price for the area, which came in at $206,233 for the month. 

 

February Highlights:

  • Bachelor Gulch was the area with the highest average price at $5,493,286.

  • Eagle had the most real estate transactions with 104.

  • The average price of a single family home rose to $1,624,321.

  • The average price of a multi-family home was $1,091,479.
