Trends in the Heart of the Vail Valley (Staying strong!)
Welcome to Edwards, Colorado: the new heart of the Vail Valley! (Location: 20 minutes west of Vail, and 20 minutes east of the Eagle County regional airport.) Edwards has become that unique combination of local resident community and vacation homeowner’s paradise.
Real estate-wise in the Vail Valley, Edwards accounted for approximately 25% of sales volume for residential properties. (Approx. $426 million out of $1.7 billion through August 2006.) For comparison, East Vail to West Vail accounted for about 23%.
Edwards also accounted for approximately 20% of the number of transactions YTD. On the listing side, about 23% of the active listings from East Vail to Dotsero are in the Edwards area. The inventory, like the rest of the valley, had risen recently, and has now levelled off. (Approx. 950 active listings in the valley)
Desirablity drives this market! Edwards has a wide variety of homes in every budget, as well as restaurants, schools, shopping, and businesses. These amenities and its close proximity to the Vail and Beaver Creek ski resorts make it more attractive than some down valley locations. (based on price and relative value.)
Edwards is the largest unincorporated residential community in Eagle County, and is made up of the areas of Arrowhead, Singletree, Homestead, Lake Creek and Squaw Creek, Cordillera, Cordillera Valley Club, and Edwards proper.
