Saddleridge Villas on Beaver Creek Ski Mountain, Colorado

A continuation of the Beaver Creek Real Estate Series featuring Saddleridge

The Saddleridge Villas sit at the top of the Beaver Creek road system and have a reputation as one of the nicest, most exclusive areas to live in the whole village. Activity recently has set all kinds of records in price appreciation, as has the entire Beaver Creek complex.

Units have been gobbled up at a fast pace as they have come on the market, and selling prices have spiraled up to over $800 per square foot. One sale is pending at $671 per sf, but the sale of unit 11 at $815 per sf was the highest sale to date. We get concerned when sellers get greedy however, and the new owner of unit 11 has put his unit back on the market at a whopping $1,000 per sf. Essentially that is 3,624 sf for $3,650,000. The owner had paid $2,825,000 within the last 12 months.

Buyers interested in the Beaver Creek market should follow this trend closely as we in the brokerage community can see how this inflationary pricing can eventually cause a downslope in the market.
