Strength in the Vail Real Estate Market

High-end units continue to lead the way

As the rest of the country’s real estate markets continue to slow down, and Vail has seen its volume shrink as well, there are still signs of strength in this community. We had the highest dollar volume of any of the other resort counties for the first four months of the year. Our 2008 volume was $697.4 million compared to Pitkin County of $497 million. Number of transactions for 2008 was 497, which is third highest after Summit and Garfield counties.

The Town of Eagle still continues to shine with 73 transactions so far this year. The trend to moving West is a result of the lack of buildable land elsewhere in the Valley. I believe this scarcity will continue to support our market, even though the bank loans are harder to acheive. There will be some housing units that have been over priced in the past and there will be price corrections.
