Vacant land (1 to 5 acres) in the Vail Valley
Down Valley vacant land is a hot commodity
With vacant lots of 1 to 5 acres nearly extinct from East Vail to Edwards, buyers are now gobbling up land in the West end of the Valley.
A lot of this size in Lake Creek, if you can find one, starts at $1 million. Red Sky Ranch parcels start in the $800,000s. Eagle currently has no 1 to 5 acre parcels on the market. The last 5 acre lot on the market in the Eagle area, listed at $350,000, recently went on under contract.
The market for 1 to 5 acre parcels is all but tapped out. The good news is Gateway has just listed six 2 to 3 acre lots in the new Hardscrabble Ranch located in the beautiful Gypsum Valley. This new subdivision consists of 18 lots on 80 acres with access to the BLM. All but 6 of the lots were spoken for prior to going to market. Prices range from $180,000 to $195,000, less than the cost of most building lots that are a fraction of the size. Hardscabble offers privacy and space with sweeping vistas of the Gypsum Valley and the surrounding area. The subdivision also borders BLM
News Flash. It appears Hardscrabble Ranch may be the last subdivision to offer land of this size, at these prices, ever again in the Vail Valley.
If you have been looking for that little peice of the West to call your own, act now before they are all gone.
