Singletree: Currently 4 active properties under $600k; $495K for a Persimmons Woods TH, a Villas at Singletree for $549k, another Presimmon Woods TH for $560k, and a Stone Haven Condo for $589k. Median list price per foot around $387/sf; ( average price per foot of $384/sf) Range of cumulative days on the market from 130 days to 404 days, with average of days on market at 310 days.
Homestead: Currently 9 active properties between $400kand $600k; List prices range from $414,900 to $599,000. Median list price per foot is around $290/sf ( average price per foot of $288/sf) Range of cumulative days on the market from 32 to 497, w/ average of days on market at 196 days.
Edwards proper: Currently 17 active properties bewteen $400k and $600k; List prices range from $405,000 to $540,000. Median list price per foot is around $405/sf ( average price per foot of $401/sf) Range of cumulative days on the market from 4 to 698 , w/ average of days on market at 153 days.
Statistics should and will help in narrowing your search, but viewing properties is still a must.
